Land Registry searches

 

The Land Registry provides the legal evidence of title to land that has been registered in England & Wales at HM Land Registry.

 

Office copy of register and title plan

The office copy of register is a reproduction of the property title (the register) which is held at one of the district Land Registries and contains the same details as the land charge certificate in possession of the owner or mortgagee of the property.

 

The title plan is a copy of the filed plan held at one of the district Land Registries and is a detailed plan, showing the property location in relation to adjoining properties. Please note, the plan is not scaled and lacks the precision required for boundary disputes.

 

 

Index map search (Form 96)

An index map search is carried out to ascertain whether or not a property has been registered. If the property is registered, then the Title number will be provided. If however, the property is not registered then the index map search will reveal whether or not a caution against first registration affects the property, or if there is a pending application for registration.
