Energy Performance Certificates (EPCs)

The purpose of an EPC is to show how energy efficient a building is. The certificate is similar to the energy labels now provided with vehicles and some household appliances. It will provide an energy rating of the building from A to G, where A is the most efficient and G is the least efficient.
The energy rating is based on the building itself and its heating and lighting. This rating given is known as an ‘asset rating’ and reflects considerations including the age and condition of the building. An EPC is accompanied by a recommendation report, which provides recommendations on using the building more effectively and improvements which could enhance the building’s energy performance.
For new build premises, a Predicted Energy Assessment (PEA) will be provided initially, with a full EPC to be provided upon completion of the property.
