Plansearch Commercial
Plansearch Commercial is a unique report providing essential current and historical planning information for commercial property transactions.
Standard local authority searches (based on the CON29 form) focus only on a single property, providing no information about surrounding properties or areas of land. Searching for the planning history of a site and the relevant sections in the local plan can be very time consuming and how can you be sure you have found everything of relevance?
The Plansearch Commercial report is designed to overcome this by providing the following information in a user friendly illustrated report:
Development plan tracker
A list of the relevant, current and emerging development plans published by Local Authorities, County Councils and Park Authorities - including Local, Unitary, Structure, National Parks, Mineral, Waste, Mineral & Waste and Regional Park.
Details of the development plan title, type, status, stage(s) completed with dates (or periods) and any relevant comments are provided. For those plans that are currently being prepared, the relevant stage(s) in each plan's preparation are recorded.
Planning application maps
Planning applications made over the past 5 years (planning applications generally have a life span of 5 years and are then nullified if not acted upon) are provided in two sections:
"Large" - applications with an estimated cost of over £100,000 within a 500m radius of the site boundary
"Small" - applications with an estimated cost of under
£100,000 within a 250m radius of the site boundary
For each application the direction and distance are provided, the development type, category, stage, application reference and date, project size, floor space, number of units, area and positional accuracy.
Land use policies map
Policies for future development and land use are also provided, with the development categories across mainland Great Britain standardised to:
- Open land (e.g. green belts/nature reserves)
- Heritage environment (e.g. on historical buildings)
- Transport and development (e.g. roads, rail, bridges, car parks, etc.)
- Town centres and retailing
- Industrial and commercial developent
- Community and social facilities
- Waste, pollution, minerals, water and energy
- Other site specific areas
- A brief description of the proposed development type, the direction and distance, a list of the policies, the policy headings and the development plan from which the information was taken is provided.
Indicative floodplain information
Using the Environment Agency’s assessment, Plansearch Commercial is able to identify whether the property or surrounding area is in either a natural river floodplain or a coastal floodplain. If the site falls within a floodplain it will be shown on a floodplain map, enabling you to determine, at a glance, how flooding could affect the site or surrounding area.
