Coal / Cheshire brine

A coal mining and brine subsidence search is essential for anyone buying a property in any coal mining and brine pumping area in England and Wales.

Coal mining may have affected the property by causing subsidence, or the house may have been built on or near an old mine shaft, which might not have been properly capped. Open cast mining can also have an environmental impact on the property and surrounding land, as can mine gas emissions.

Risk areas in the UK

Whilst past and current coal mining activities are widespread, most of England and Wales are not affected areas. Brine pumping activity is concentrated in the Cheshire area, although a small part of the Greater Manchester Area is also affected. A coal and brine search is required if the property is within any area which may be affected by previous, current or proposed working of coal or by brine subsidence.

A coal and brine search is necessary in respect of certain specified places in the following counties and county boroughs of England:

Bristol, Cheshire, Cumbria, Derbyshire, Devon, Durham, East Riding of Yorkshire, Gloucestershire (including Forest of Dean), Greater Manchester, Herefordshire, Kent, Lancashire, Leicestershire (excluding Rutland), Lincolnshire, Merseyside, Northumberland, Nottinghamshire, Shropshire, Somerset, Staffordshire, Tyne & Wear, Warwickshire, West Midlands, Worcestershire, Yorkshire (North, South, West)

A search is also necessary in the following counties or county boroughs in Wales:-

Isle of Anglesey (Sir Ynys Mon), Blaenau Gwent, Bridgend (Pen-y-Bont Ar Ogwr), Caerphilly (Caerffili), Carmarthenshire (Sir Gaefyrddin), Cardiff (Caerdydd), Denbighshire (Sir Ddinbych), Flintshire (Sir y Fflint), Merthyr Tydfil (Merthyr Tudful), Monmouthshire (Sir Fynwy), Neath, Port Talbot (Castell-Nedd), Newport (Casnewydd), Pembrokshire (Sir Benfro), Powys, Rhondda Cynon Taf, Swansea (Abertawe), Torfaen (Tor-Faen), Vale of Glamorgan (Bro Morgannwg), Wrexham (Wrecsam)

What does the coal and brine mining search cover?

A coal and brine report identifies the environmental and stability risk arising from any past, current and future underground and surface coal mining activity that affects a property. This includes subsidence claims, reported hazards and mine gas emissions
